A solid walled, private, semi-detached house which is undergoing major eco-refurbishment. The improvement will reduce total carbon emissions from the house by 75% and will operate as a demonstration of low carbon refurbishment through display of techniques used and monitoring and reporting of in-use performance. This project is currently ongoing in 2007.

Overview

78 Carshalton Grove is a 1890 built, mostly solid walled, 3-bedroom semi-detached house that needed extensive renovation. In an advanced state of disrepair, vulnerable to heavy rain floods, it was purchased as a test-bed for techniques and materials for rehabilitating a “hard to treat” dwelling.

Through the whole-house refurbishment of the house, its owner Russell Smith -a civil engineer who heads Parity Projects, the small social enterprise that has undertaken the entire project- aims to prove that by carefully selecting the range of options that are available to all householders, energy and water use can be reduced to the lowest levels possible while maintaining the expected comfort levels and routines for the occupants.

Since the original house possessed many of the usual problems to be encountered when refurbishing, another fundamental goal of the project is to provide an example of repeatable techniques at a whole-house level that offer proven energy and bill reductions and could be transferred to any similar property.

Even though the property is refurbished for the project director to use as his own home, the opportunity has been taken to test a range of different materials and approaches while closely monitoring their performance to determine those that are cheapest to install and the most effective in reducing energy losses. Hence, different rooms have been insulated and refurbished using different techniques in order to compare their relative performance, cost-effectiveness and life span.
